Construction Update June 26th, 2018 BEAN AVENUE RECONSTRUCTION - Santa Cruz Ave to Massol Ave
Thank you for your patience and cooperation on the project thus far. The final phase, the reconstruction of the Bean Avenue concrete roadway will begin the week of July 9th. Vanguard and Town staff will make every effort to expedite the construction process while delivering a quality product and maintaining a safe work zone.
The removal and replacement of the Bean Avenue pavement between Santa Cruz Ave and Massol Ave will begin on the north side of Bean Avenue.
This operation is anticipated to create intermittent road closures for traffic on Bean Ave as large trucks are used to haul away the existing roadway and as concrete trucks arrive to place the new concrete pavement. The use of alternate routes is recommended.
Residents on the north side of Bean Avenue will need to be prepared to be without vehicular driveway access to/from Bean Avenue for an extended period of time, beginning on or around July 9th•
ROAD CONSTRUCTION WILL BE NOISY, DUSTY AND INCONVENIENT
The roadway reconstruction will require extensive use of heavy equipment which will create a very active operation, and will also create unavoidable noise and dust. Vanguard will make all attempts to minimize the construction noise, dust, and inconveniences; however, there are a few items we want to bring to your attention in advance:
During concrete pour days, working hours may be extended to allow the concrete crews to complete the placement and finishing of each section -you may see concrete pour crews working until 7-8 pm.
The newly placed concrete roadway pavement receives a white surface coat which is a special curing compound to help moderate the curing process and provide a quality long term roadway.
Sawcutting of the concrete into square sections will begin once the concrete has reached the appropriate cure point. This operation will be noisy and could happen at any time of the night or day, depending on when the concrete reaches the appropriate cure point. We apologize in advance as this operation may occur during the nighttime hours, but the timing is out of our control.
Your interest in the project is appreciated and welcomed, however for the safety of all we request that you stay a safe distance outside of the designated work zone.
On the day of the pour, concrete may arrive as early as Sam and crews as early as 4am. We apologize for the inconvenience but this is due to concrete truck servicing, weather and other challenges. This will also help minimize how late into the evening and/or morning the saw cutting will be taking place.
CONCRETE CURING TIME MEANS NO DRIVEWAY ACCESS
Each segment of roadway is anticipated to take approximately one week for the removal and replacement of the concrete roadway, and another 10 to 12 days for the concrete to cure. For this rather lengthy period of time, residents whose properties have frontage along the segment being paved will not have vehicle access to their driveways. Those residents will need to park their vehicles on the opposite side of the street (or in any Town parking lot) with the appropriate Almond Grove Parking Permit and use the sidewalks to access their properties.
For this reason, we request that those residents who do have access to their driveways to please use their driveways for parking and allow their neighbors the use of the limited on-street parking. Should you anticipate needing any special access assistance during this roadway pacing phase, please contact a member of the project team listed below. Although it may become tempting to cross barricades and drive on the newly placed pavement, we are asking your help to refrain from driving on the new surface until the project team has determined that the concrete has cured sufficiently and the barricades and caution tape have been removed.

Mail delivery services are anticipated to be maintained on their current schedules. Emergency access will always be accommodated. Garbage service will remain the same days but if possible, please place all receptacles in your driveway approach the night before so Vanguard can have crew members safely move them to the designated area West Valley has requested. West Valley may pick up earlier than usual that is why placing them the night before is helpful.
